What Does NoteListers Do?

House For Sale

Let’s say a Home Seller wants to sell his house for $200,000.

A Home Buyer comes along and falls in love with the house, but cannot qualify for a traditional bank mortgage at the time of purchase.

The Home Seller really wants the sale to happen, so he offers another option:

“Let’s just skip the bank and set it up for you to make monthly payments directly to me.”

The Home Buyer agrees to make a monthly payment of $2,000 until the house is fully paid for.

To make the agreement enforceable, the Home Seller has the Home Buyer sign a Promissory Note—a legally recorded, written promise to make the payments until the debt is paid. The Promissory Note is secured by the value of the house.

Real Estate Discussion

A Few Years Later...

Even though the Home Seller has been collecting $2,000 every month, he decides:

“I don’t want to wait another 10 years to get my money. I’d rather have cash now. I could use it for a cruise, pay off my credit cards, retire early, or even reinvest it into something more secure like an annuity that will keep paying me every month like I have gotten used to.”

Thankfully, he can sell some or all of his future payments to a professional note investor in exchange for a lump sum of cash today.

The note investor buys the Promissory Note from him in one big cash payment in exchange for the future monthly payments.

The Home Seller / Note Seller gets his cash now, instead of waiting years to collect it $2,000 at a time.

Meanwhile, nothing really changes for the Home Buyer. He continues making the same $2,000 monthly payment under the same agreement. The main difference is that his future payments now go to the investor who purchased the Promissory Note.

The Home Seller / Note Seller gets the cash he wanted.

The Home Buyer keeps the house and continues making his payments.

The note investor receives the future payments from the Promissory Note.

This is where NoteListers comes in.

When a Home Seller / Note Seller wants to convert future payments into cash, NoteListers helps him sell his Promissory Note.

Rather than sending the note to a single buyer, NoteListers creates competition among qualified investors to drive better offers.

We present the note to multiple buyers so they compete to purchase it, helping the Home Seller / Note Seller secure the highest available offer.

The Home Seller / Note Seller then decides whether to accept. If he does, he turns future payments into a lump sum of cash today.

And there is no cost to the Home Seller / Note Seller for using the NoteListers service.

NoteListers finds the highest bidder for you at no extra cost.

How Does NoteListers Get You Paid More?

Most Note Sellers make the mistake of going directly to a single note buyer.

Or two. Or three.

The problem is simple: How do you know you’re getting the best offer if you only have a few options?

Different professional note investors may value the exact same Promissory Note differently. One investor may simply be willing to pay thousands more than another for the exact same note.

That’s where NoteListers changes the process.

Instead of asking one investor what your note is worth, we present your Promissory Note to multiple qualified note investors and allow them to compete for it.

More qualified buyers means more competition. And more competition can mean a higher price for your note.

You don’t have to search for note buyers, negotiate with multiple investors, or wonder whether someone else would have paid more.

Handing Over Keys
NoteListers does the shopping for you.

We save you a ton of time by shopping your note to carefully vetted buyers who actually deliver, comparing their offers, and putting the top bid in front of you.

And because there is no cost to the Note Seller for using the NoteListers service, you get the benefit of creating competition without paying an additional fee.

Multiple buyers competing for your note. Saving you time and putting the top bid in front of you.
